HOA Response Regarding the Surface Water Management System ~ 02/21/2019

HERE is the attached letter from our counsel with the official stance of the Worthington HOA regarding the Surface Water Management System. As far as Worthington is concerned we believe the matter is resolved.

The next Board meeting is this coming Wednesday at the PT2 Clubhouse at 6:30pm

We have redesigned the irrigation schedule format to make it easier to locate your property and determine when your particular zones are designated to come on. The schedules themselves have not changed, just this documents format to make it easier to view.

Sprinkler Grounding Work ~ 08/23/2015

Austin Outdoors will be in the community the week of the 24th upgrading the irrigation system with surge protections. This is being done in an effot to minimize any damage the system might sustain during a lightning storm.

Irrigation Update ~ 07/22/2015

We got the all clear from Austin Outdoors today that the last remaining decoders have been found and were replaced. The latest schedule can be found below as well as in the documents section. Please remember this is a guideline. zones may come on shortly before or after the time posted due to clock differences and delays from the timer. If you have any concerns or questions please contact McNeil and fill out the irrigation request form.

We are also getting a quote from AO on surge protecting the irrigation lines so we can minimize the chance of this happening again.

Frequently Asked Questions

Here is a list of the most common questions received. If you dont find what you are looking for please use the contact form at the bottom of the website to contact our management company

Any time you make an exterior alteration to your property, you should submit an Architectural Change Request Form to the management company PRIOR TO making any changes. These requests are reviewed by our volunteer ARC members and/or Board members for approval or denial. ALL changes should be requested prior to work being done, since there may be issues or reasons the change cannot be made. Examples would include restrictions by Hillsborough County codes, insurance restrictions, etc., that individual homeowners may not be aware of on their property.

Your volunteer Architectural Change Committee (ACC) members work as quickly as possible to review and approve all requests. In Worthington, many requests can be approved within 1-2 weeks. Some requests may take longer and homeowners should submit requests 30-days ahead of any planned projects to give adequate time to review your request.

McNeil Management Services performs drive-through inspections every two weeks in our community. Any maintenance issues that appear to need attention are noted and a letter may be sent to the homeowner informing them of the problem(s). It is up to each homeowner to quickly correct the problem, or contact McNeil Management Services with an approximate date of when the problem will be corrected (for example, your lawn has large dead patches and you intend to re-sod within 60-days). Homeowners will receive a second letter from the management company approximately 30 days after the first letter if the problem is not corrected. Board members are advised of significant problems after 60 days for a final letter leading to subsequent attorney action when needed. All homeowners are encouraged to maintain their property in Worthington, which enhances the overall property value of individual homes and the community in general.

You may submit an email to McNeil Management Services directly or use the form on this website for issues that are of serious concern to you. Examples might include roaming pets, lawn maintenance issues, or items being stored improperly in view. The management company will either review the complaint on their next inspection or ask board members to verify the problem before sending a letter to the homeowner.

Your HOA dues, which are due Monthly, pay for the care and maintenance of our common areas, like mowing and landscaping; our street lights and irrigation; handyman and repair work as needed, attorney and bank fees, insurance, and our management company fees. They also cover the costs of the commnity gate maintenance and repairs as well as your house water bill. These dues, or assessments, are required and must be paid by each homeowner in Worthington. Failure to pay dues or respond to late notices will result in legal action through a lien foreclosure on your property.

FEMA flood maps were recently updated, and homes in Worthington were not found to be in the required elevation for mandatory flood insurance. It is a good idea to carry flood insurance, regardless of your assigned risk level. BE ADVISED: Your lender has the final say whether you must carry flood insurance or not.
